WEST DENVER · SOUTH PLATTE RIVER
Valverde

Location: West Denver, from Federal Boulevard east to the South Platte River, between 6th Avenue and Alameda Avenue | Vibe: Quiet residential blocks next to a working industrial edge | Known for: The South Platte River Trail, West Bar-Val-Wood Park, the Sun Spot dog sculpture
Valverde is the west Denver neighborhood between Federal Boulevard and the South Platte River, from the 6th Avenue freeway south to Alameda. The name is Spanish for “green valley.” It was platted in 1882, ran as its own small town for a few years and was annexed to Denver in 1902.
What the housing looks like
Most homes are small one-story houses from the 1940s and 50s, many of them brick or frame ranches with a detached garage, plus some older bungalows. They’re smaller than what you’d find in Barnum or the Highlands, and priced lower. A lot of them still have original kitchens and baths, and basement bedrooms without legal egress windows are common, which matters for appraisal and resale.
The east side, along the river and Bayaud, is industrial: food distribution warehouses, the city’s animal shelter and other commercial buildings. That edge is one reason prices are lower here, and it’s worth seeing in person before you decide which blocks you like.
The river, the parks and a quick drive downtown
The South Platte River Trail runs along the east edge, so you can ride north to Confluence Park or south toward Englewood. Inside the neighborhood, West Bar-Val-Wood Park and Valverde Park have ball fields, a playground and open grass. The 6th Avenue freeway runs along the north edge, so downtown and the mountains are both a short drive.
Valverde at a glance
Residents
About 3,700 people at the 2020 census.
Getting around
The 6th Avenue Freeway runs along the north edge, with Federal Boulevard on the west. The South Platte River Trail runs along the east edge, north to Confluence Park.
Public schools
Valverde Elementary is on West Alameda Avenue. Assignments vary by address, so I check the DPS school finder for each house.
Rules to know
Some blocks toward the river sit next to commercial and industrial uses, so I check the zoning around any house you are considering. Since November 2024 Denver allows accessory dwelling units in all residential zones.

“Valverde is where I send buyers who want a house and a yard in Denver under $400K, and are fine with a warehouse or two at the end of the street.”

Valverde real estate
Values are down about 3% from a year ago, similar to Athmar Park to the south. The typical value blends houses with a small number of condos, so for a specific house I pull sales that match its size, age and block.

Valverde questions I get asked
Why are Valverde prices lower than nearby neighborhoods?
The houses are smaller, many still need updating, and the east side borders warehouses and industrial buildings along the river. You get a house and a yard in Denver for less than in Barnum or the Highlands, but I’d look at what’s around a specific block before you fall for it.
What should I check on a post-war Valverde house?
A sewer scope, since clay sewer lines and tree roots are common. Also the electrical panel, whether any basement bedroom has a legal egress window, and whether additions were permitted. I also look at the zoning on the next block over.
Is flooding a concern near the river?
The 1965 South Platte flood did real damage here. The river is better controlled today, but a house in a mapped floodplain can require flood insurance if you have a mortgage. I pull the city floodplain map and get an insurance quote before you make an offer.
What schools serve Valverde?
There isn’t a DPS school inside the neighborhood itself. Valverde Elementary is just south across Alameda. DPS assigns schools by address and also offers choice, so I check the boundary for any specific house.
Nearby neighborhoods
Barnum is west across Federal, Athmar Park and Westwood are south across Alameda, Sun Valley is north across 6th Avenue, Villa Park is to the northwest, and Baker is east across the river.
