Villa Park

Bungalows and ranches with two W Line stations, a creek trail and one of the best playgrounds in Denver. The typical home is worth about $404K.

Location: West Denver, from Federal Boulevard to Sheridan Boulevard, between Lakewood Gulch and 6th Avenue  |  Vibe: Family blocks, parks and light rail  |  Known for: Paco Sanchez Park, Lakewood Gulch Trail, Knox and Perry stations

Villa Park is the part of west Denver between Lakewood Gulch and the 6th Avenue freeway, running from Federal Boulevard out to Sheridan. Developers planned a Frederick Law Olmsted subdivision here in 1871 that never got built, and the area filled in slowly. Most of the houses went up in the first half of the 1900s, and the neighborhood was built out by the 1950s.

What the housing looks like

Most homes are modest single-family houses: brick bungalows, post-war ranches and some split-levels, with townhomes and apartment buildings mixed in, especially near the light rail. Plenty of houses still have original kitchens and baths. That’s where the value is if you’re willing to update.

Lakewood Gulch, Dry Gulch and Weir Gulch all run through or along the neighborhood. They’re the reason Villa Park has more park land than most of west Denver, and the reason some blocks sit in or near a mapped floodplain. I check the floodplain map on every Villa Park house before you write an offer.

The W Line runs along Lakewood Gulch on the north edge, with stations at Knox Court and Perry Street and another at Sheridan just past the west end. All three run straight to Union Station.

Villa Park at a glance

Residents
About 8,500 people lived in Villa Park in the 2020 Census.

Getting around
The W Line stops at Knox and Perry stations on the north edge, with Sheridan Station just west. Route 9 runs West 10th Avenue through the neighborhood, Routes 31 and 51 run Federal and Sheridan, and the 6th Avenue freeway (US 6) is the south edge.

Public schools
Two DPS elementaries are inside the neighborhood: Eagleton at 880 Hooker St. and Cowell at 4540 W. 10th Ave. Which one serves a house depends on the address. Check the DPS school finder for a specific address.

Rules to know
A 2024 Mile High Flood District study of Weir Gulch found higher flood risk for homes along it, and Lakewood Gulch also runs through Villa Park. If a house is mapped into a floodplain, a mortgage lender may require flood insurance.

Orange PACO letters at the entrance to Paco Sanchez Park

🎤

Paco Sanchez Park

Named for Paco Sanchez, who started Denver’s first Spanish-language radio station in 1954 and later served in the state legislature. The playground has a microphone climbing tower, a stage shaped like a record, a splash pad and a long concrete slide. Stand in the middle of the stage and your voice echoes back.

A paved path along the creek with footbridges and a lot of shade. Head east and it connects to the South Platte River Trail.

🚆

W Line at Knox Station

Stations at Knox Court and Perry Street put Union Station a direct ride away. If you commute downtown, a house within a few blocks of a station is worth more to you than one near 6th Avenue.

Villa Park real estate

Villa Park is one of the lower-priced neighborhoods this close to downtown. Values have come down a little over the past year, so buyers have more room to negotiate than they did a few years ago. That typical value blends houses, townhomes and condos, so for a specific house I pull sales that match its size, age and block.

Who buys in Villa Park

Most Villa Park buyers want a house inside Denver city limits, near parks and the train, for around $400K.

First-time buyers

People who want a real house with a yard instead of a condo, at a price that still works on one or two incomes.

Light rail commuters

Buyers who work downtown and want to walk to Knox or Perry station instead of paying to park.

Renovation buyers

People who would rather buy an original bungalow or ranch and update it than pay for someone else’s flip.

Villa Park questions I get asked

Is Villa Park the same as West Colfax?

No. Lakewood Gulch is the line. West Colfax runs north of the gulch up toward Sloan’s Lake, and Villa Park runs south of it to 6th Avenue. The typical Villa Park home is worth about $210K less, which is why I usually show buyers both.

Do I need to worry about flooding?

On some blocks, yes. Houses near Lakewood, Dry and Weir gulches can sit in or near a mapped floodplain, and a house in a floodplain can require flood insurance if you have a mortgage. I pull the city floodplain map and get an insurance quote before you make an offer, not after.

How much does 6th Avenue noise matter?

The freeway is the southern edge of the neighborhood. The first block or two north of it hear traffic all day, and a few blocks in it mostly fades. Stand in the backyard at rush hour before you decide.

Is there new construction in Villa Park?

Some, mostly townhomes and duplexes on lots where an older house came down, and apartments near the light rail. Most sales are still older houses. On those I’d plan on a sewer scope and a look at the electrical panel.

Nearby neighborhoods

West Colfax is just north across Lakewood Gulch, closer to Sloan’s Lake and about $210K higher. Barnum is directly south across 6th Avenue, with similar houses and prices, connected by a pedestrian bridge.
