The neighborhood with the oldest golf course in the state
Overland sits along the South Platte River and has been a Denver neighborhood long enough that Overland Park Golf Course, right in the middle of it, is the oldest continually running course this side of the Mississippi. That kind of longevity shows up in the housing too: a real mix of long-standing single-family homes next to newer apartment construction, which tells you this is a neighborhood in the middle of a slow, steady upgrade rather than one that already finished it.
Ruby Hill Park anchors the recreation side, with the Levitt Pavilion running free summer concerts that pull people in from well outside the neighborhood. In 2018, Overland hosted Denver’s first Grandoozy festival, which says something about how much open, usable space is packed into this stretch of the river.

Add Breakfast King running 24 hours, Somebody People, and GB Fish & Chips, and Overland has more going for it at street level than its name recognition suggests.
