Build my moving timelineClosing usually lands four to six weeks after your offer is accepted, and those weeks go fast. Inspections, the appraisal, loan paperwork and packing all overlap.
The buyers who have the calmest closings are the ones who started the moving list the day they went under contract. Here is the one I give my buyers.

Protect yourself from wire fraud
Criminals target home buyers with fake emails that look like they came from the title company, your lender or me, with “updated” wiring instructions. Once the money is sent, it is very hard to get back.
Before you wire anything, call the title company at a phone number you found yourself, not one from an email, and confirm the instructions out loud. Wiring instructions come from the title company, and legitimate instructions do not change by email at the last minute.

When should I schedule movers?
As soon as you have a closing date, and at least four weeks out. Summer and the end of the month book up fast in Denver.
Can I move in on closing day?
Usually yes, once the sale is recorded and you have keys. If the seller negotiated time to stay after closing, your move-in date will be later. We’ll confirm possession in your contract.
Who do I call to set up utilities?
It depends on the city. Xcel Energy provides electricity and gas across much of the metro, and internet and trash vary by address. Ask me and I’ll help you find the right providers for your new address.

I keep a list of movers, cleaners and other vendors my clients have used. Ask and I’ll send it over.
