For some buyers, the whole process takes about 30 days. For most, it’s closer to a couple of months from start to close, and possibly longer before move-in depending on what’s negotiated with the seller.

Typical timeline by phase

• Research and preparation: 1 day to 1 year or more, depending on your credit situation and savings
• Home search: 1 week to 6 months or more, depending on the market and your criteria
• Offer to acceptance: 12 hours to 3 days or more, depending on the market, negotiation, and the seller’s situation
• Acceptance to closing: 21–45 days, depending on what’s negotiated with the seller
• Closing to move-in: immediately after closing, up to 60 days if a rent-back is negotiated to give the seller more time in the home

How to buy yourself more flexibility

The more flexible you can be, the more options you’ll have. If you’re renting, review your lease and talk to your landlord about the consequences of breaking it early. Some landlords will work with you if you give enough notice or help find a replacement tenant, or may let you go month-to-month for a short stretch. Staying with family or in a short-term rental for a few weeks can also bridge the gap if your timelines don’t line up perfectly.
