What Items Are Included in a Denver Home Sale?

In the Denver market, a home sale generally includes the oven, range, built-in microwave, refrigerator, dishwasher, window treatments, light fixtures, air conditioning units, and anything permanently attached to the home. Sellers sometimes include the washer and dryer as well, but those are more often negotiated as part of the deal rather than assumed.

Staging items and sellers’ personal belongings, including furniture, are almost always excluded. Some sellers also specifically exclude items like a second refrigerator or a chest freezer in the garage.

Properties used as vacation homes or short-term rentals sometimes do include furnishings as part of the sale. In those cases, the furniture and personal property should be negotiated and documented separately in a Bill of Sale.

There’s often room to get creative in negotiations around inclusions. If a seller is pushing for a higher price, a buyer might ask for additional items to be included to make the deal feel more balanced for both sides.

The MLS listing itself will spell out what the seller has designated as Inclusions and Exclusions, and your agent should make sure those specific items are written clearly into the contract so there’s no confusion at closing about what you’re actually getting.
