NORTHWEST DENVER · FEDERAL TO I-25, 38TH AVENUE TO I-70
Sunnyside
Brick bungalows and Tudors on wide north-side blocks, a restaurant row on West 44th Avenue and Union Station about ten minutes away.
Location: Northwest Denver, from Federal Boulevard east to I-25 and from 38th Avenue north to I-70 | Vibe: Quiet, family blocks with a food scene on 44th | Known for: The West 44th Avenue restaurant row, the Sunnyside Music Festival, bungalow and Tudor blocks
Sunnyside is one of Denver’s original neighborhoods. Claims were staked on the bluffs northwest of the young city in 1858, and the area stayed its own place until Denver annexed it in 1896. The name came from a three-block subdivision between 38th and 41st, Pecos to Tejon, and the city later stretched it from 38th Avenue up to what is now I-70.
Irish families came first in the 1860s and 1870s for work in the rail yards and smelters. Italian families followed between 1880 and 1895, buying cheap land far from town and planting the market gardens that fed Denver. Hispanic families arrived in the early 1900s for work in the sugar beet fields. Each group bought in and stayed, which is why Sunnyside still feels like a neighborhood of families.
What the housing looks like
Most houses are early-1900s brick bungalows and Tudors on wide lots, built for working families. Over the last decade townhomes have filled in the gaps, so you’ll often see a 1915 bungalow next to a new three-story build.
The restaurants landed on West 44th Avenue instead of busier 38th. The Wolf’s Tailor became the first restaurant in Colorado with two Michelin stars in 2025, and Huckleberry Roasters, Diebolt Brewing and Bonacquisti Wine are a few blocks away. The residential blocks stayed quieter than Highland or Berkeley next door.
Sunnyside at a glance
Residents
About 10,000 people at the 2020 census.
Getting around
There’s no light rail station inside the neighborhood. 41st & Fox station is just east across I-25, and downtown and Union Station are about ten minutes by car or a short bike ride.
Public schools
Assignments vary by address, so I check the DPS school finder for each house.
Rules to know
Townhome infill is common here, so I check permits and zoning on the lots next to any house you’re considering. Since November 2024 Denver allows accessory dwelling units in all residential zones.

“Sunnyside is the north-side neighborhood people find second, after they’ve priced out LoHi and realized they wanted the quieter blocks anyway.”

Sunnyside real estate
Values have been about flat over the past year. The typical value mixes original bungalows with new townhomes, which sell in very different ranges, so for a specific house I compare it with recent sales of the same kind of home within a few blocks.

Sunnyside questions I get asked
Is Sunnyside part of the Highlands?
No. Sunnyside is its own Denver neighborhood, north of 38th Avenue between Federal and I-25. Highland is south of 38th. Listings sometimes call it North Highlands, so I confirm which neighborhood a house is actually in.
Where is the best food in Sunnyside?
West 44th Avenue. The Wolf’s Tailor has two Michelin stars, and coffee, breweries, wine and brunch spots are within a few blocks of it.
How much do I hear I-70 and I-25?
On the blocks closest to the highways, quite a bit. The north edge runs along I-70 and the east edge along I-25. The blocks in the middle of the neighborhood are much quieter, so I’d visit a house at rush hour before you make an offer.
Nearby neighborhoods
Highland is south across 38th Avenue, and Berkeley is west across Federal. Chaffee Park is north across I-70, Regis is to the northwest, and Globeville is east across I-25.
