Northeast Denver
Northeast Park Hill
Mid-century brick homes, a new 155-acre park and some of the most approachable prices in Park Hill, north of MLK.
Location: Northeast Denver, from Colorado Blvd to Quebec St and from MLK Blvd north to 56th Ave | Vibe: Diverse, rooted, changing | Known for: Park Hill Park, the Dahlia Campus, Park Hill civil rights history
Northeast Park Hill is the northern third of Park Hill, about 8,900 people between Colorado Boulevard and Quebec Street, from Martin Luther King Jr. Boulevard north past I-70 to 56th Avenue. The residential blocks are mostly south of I-70, and the area north of the highway is largely industrial.
Most of the homes date from the 1940s through the 1960s: brick ranches, small bungalows and some duplexes on regular lots. Prices here are well below the rest of Park Hill, and that is the main reason buyers start looking.
The golf course is now a park
The biggest change in the neighborhood is Park Hill Park. The old Park Hill Golf Course, roughly 155 acres along Colorado Boulevard north of 35th Avenue, closed in 2018 and sat fenced off for years while the city, the owner and neighbors fought over its future. Voters turned down a redevelopment plan in 2023, and in 2025 Denver traded city land near the airport for the property and opened it as public open space. Long-term plans call for trails, plazas and community spaces, with design shaped by neighborhood input.
Community anchors
The old Dahlia Square shopping center was rebuilt as the Dahlia Campus for Health and Well-Being, which opened in 2017 with a health clinic, a dental clinic, an urban farm and gardens open to the community. Holly Square, at 33rd and Holly, was rebuilt as a neighborhood hub after the shopping center there burned in 2008. Northeast Park Hill shares Park Hill’s civil rights history, including the 1960s neighborhood push for integration and the Keyes school desegregation case.
