LoHi, short for Lower Highlands, sits on a bluff above the South Platte River directly across from downtown, with the Highland Bridge connecting the two. That bluff is why so many homes here look out at the skyline, and the neighborhood is compact enough that dinner, coffee and a walk along the river are all a few blocks from the front door. Views and walkability rarely land in the same Denver neighborhood, and the pricing here reflects that.

Restaurants, Walkability, and Skyline Views

The restaurants are a big part of why people want to be here. Little Man Ice Cream on 16th, Linger on West 30th, Root Down on West 33rd, Williams & Graham on Tejon, Avanti’s food hall a few blocks from all of them, and dozens of other places filling in around them. That density is what the Walk Score of 92 is measuring. Groceries, dinner, coffee and the gym are all reachable on foot, and the Highland Bridge puts Union Station and the downtown core within a walk across the river.

Pricing runs above most of Denver, but the housing stock is more varied than people expect: renovated Victorians, new-construction townhomes with rooftop decks, and condo buildings that range from boutique to mid-rise. The rooftop deck is close to a neighborhood signature. Plenty of LoHi buyers treat the skyline view as a requirement, and listings that have one sell for a premium over comparable properties that don’t.

The market here moves. Anything with outdoor space, parking and a walkable location tends to draw multiple offers. Knowing which blocks actually put you within walking distance of the restaurants you would use, which buildings have workable parking, and which listings are likely to get competitive before they hit the MLS is the difference between buying the right place and getting outbid on three.
