Southeast Denver
Kennedy
A small corner of Denver built around a big public golf complex, next to Cherry Creek State Park.
Location: Far southeast Denver, roughly between Hampden Ave, Dayton St, Dartmouth Ave, Peoria St and I-225 | Vibe: Small, mostly condos and apartments, outdoorsy | Known for: Kennedy Golf Course, ball fields, Cherry Creek State Park next door
Kennedy is one of Denver’s smallest and least-known neighborhoods, about 4,400 people in the far southeast corner of the city, roughly between Hampden Avenue, Dayton Street, Dartmouth Avenue, Peoria Street and I-225. Aurora surrounds it on several sides, and many people assume it is part of Aurora.
Most of the land is taken up by Kennedy Golf Course and the city’s Kennedy ball fields. The park is named for President John F. Kennedy.
What the homes are like
Housing here is mostly apartment complexes and condos, many from the 1970s and 1980s, with a smaller number of townhomes. Single-family homes are rare inside the neighborhood lines. That makes Kennedy a practical place to look for a condo with a Denver address and quick access to the Tech Center and Cherry Creek State Park.
Living here day to day
Kennedy Golf Course is one of the city’s largest golf complexes, with regulation holes, a par-3 course and FootGolf. Cherry Creek State Park, with its reservoir, trails and beaches, is right next door, and the Cherry Creek Trail and High Line Canal Trail are close by. Shopping and restaurants are along Hampden and Parker Road.

Getting around
I-225 runs along the edge of the neighborhood, with quick access to I-25 and the Tech Center. Downtown is about 25 minutes by car.

Denver Public Schools. Because the neighborhood borders Aurora, double-check whether an address is in DPS or Cherry Creek School District before you buy.
Rules to know
Most homes are condos. Review HOA documents, reserves and any special assessments, and confirm the address is in the City and County of Denver.
“Kennedy is a quiet place to find a condo with a Denver address and a golf course and state park out the door.”
