Harvey Park South

Location: Southwest Denver, from Sheridan Boulevard to Federal Boulevard, between Yale Avenue and Hampden (US 285) | Vibe: Settled, family blocks with a big redevelopment in the middle | Known for: Loretto Heights, mountain views, Sabin World School
Harvey Park South is the southwest Denver neighborhood between Yale Avenue and Hampden (US 285), from Sheridan Boulevard east to Federal. Denver annexed it in 1958, and most of it was built in the late 1950s and 1960s. Many of the streets curve out from the old Loretto Heights College campus, which sits on the high ground on the east side.
What the housing looks like
Expect brick ranches and bi-levels from the late 1950s and 60s, many with full basements and attached garages. Lots are a good size, and houses on the higher streets near Loretto Heights can have real mountain views from the back. The typical value runs a bit above Harvey Park just north, partly because the houses here tend to be a little newer and a little larger.
Loretto Heights is changing
The Sisters of Loretto founded Loretto Heights in 1891, and its red stone administration building with the 100-foot bell tower is still the landmark you see from all over southwest Denver. The college closed in 1988, and a later university on the site closed in 2017. Westside Investment Partners is now redeveloping the 72-acre campus with new housing.
The city owns the campus theater and is putting about $60 million into restoring it, with work starting this fall and a reopening targeted for 2028. Mercy Housing broke ground in March 2026 on 100 income-restricted apartments on the campus. For buyers, that means more to do nearby over the next few years, and more construction traffic in the meantime.

Harvey Park South real estate
Values are down about 2% from a year ago, which gives buyers some room to negotiate. The typical value blends houses with some townhomes and condos, so for a specific house I pull sales that match its size, age and street, and I give view lots their own comparison.
