Five Points sits just northeast of downtown Denver. The city’s official neighborhood is large, about a square mile and a half, and it takes in several areas people know by their own names: Curtis Park, the Ballpark district around Coors Field, Arapahoe Square, Clements, San Rafael and much of RiNo.
For much of the 20th century, Five Points was the center of Black life in Denver, and Welton Street was its main street. Butchers, drugstores, barbers and more than fifty bars and clubs lined it, and musicians including Duke Ellington, Count Basie, Nat King Cole and Billie Holiday played there. The Rossonian Hotel at 2642 Welton, built in 1912, housed Black performers who weren’t allowed in other Denver hotels.
What the housing looks like
You’ll find 1880s Victorians and brick row houses in Curtis Park and the San Rafael area, early 1900s bungalows and Denver Squares, and a lot of new townhomes and condo buildings closer to downtown, Coors Field and RiNo. The range is wide, so two homes a few blocks apart can sell for very different prices.
Five Points has been changing for two decades, and longtime residents and community groups have pushed hard to keep its history and character. I think buyers do better here when they learn that history before they move in.

Getting around
Union Station, Coors Field and downtown are a walk or short bike ride away. The L Line light rail on Welton Street has been out of service in 2026 while the city and RTD study the corridor’s future, so I check its status for anyone counting on it.
Public schools
Assignments vary by address, so I check the DPS school finder for each house.
Rules to know
Part of the neighborhood is a historic cultural district, and Curtis Park has eight local historic districts. Exterior changes there go through Denver Landmark Preservation review. Since November 2024 Denver allows accessory dwelling units in all residential zones.

The 1912 hotel at 2642 Welton that housed Black performers barred from other Denver hotels and became a famous jazz venue. A renovation was approved in 2024.

One of the largest and longest-running Juneteenth celebrations in the country. The parade runs from Manual High School to Welton Street.

Five Points real estate
Values are down a few percent from a year ago, which gives buyers some room. The typical value mixes downtown condos, new townhomes and 1880s Victorians, so for a specific home I compare it with recent sales of the same type in the same part of the neighborhood.

Five Points questions I get asked
Is RiNo part of Five Points?
Mostly, yes. The city counts much of RiNo inside the official Five Points neighborhood, though RiNo also reaches into Globeville and Elyria-Swansea. Listings use RiNo, Curtis Park, Ballpark and Five Points loosely, so I confirm where a house actually is.
What is happening with the light rail on Welton?
The L Line has been out of service in 2026 for maintenance, and the city and RTD are studying the corridor’s future, from rebuilding the tracks to buses, trolleys or a street redesign. A decision is expected in spring 2027. I check the latest before you count on it.
Does a historic district affect what I can do to my house?
It can. Parts of Five Points are in a historic cultural district, and Curtis Park has eight local historic districts. Exterior changes that need a permit go through design review there. I check whether a house is inside one before you write an offer.
Nearby neighborhoods
Curtis Park is inside Five Points on the downtown side, and RiNo is to the north. Whittier and Cole are east across Downing, and LoDo and downtown are to the west.
