EAST DENVER · HOLLY STREET TO MONACO PARKWAY, 6TH AVENUE TO ALAMEDA
Crestmoor
Ranches, Tudors and big new houses on wide, winding streets around Crestmoor Park, on the east side of Hilltop.
Location: East Denver, roughly Holly Street east to Monaco Parkway and Quebec Street, between 6th Avenue and Alameda Avenue | Vibe: Quiet, residential and centered on the park | Known for: Crestmoor Park, the swim and tennis club, large lots on winding streets
Crestmoor isn’t one of Denver’s 78 official neighborhoods. The city counts it as the eastern part of Hilltop, and most people describe it as the area from Holly Street east to Monaco Parkway and Quebec Street, between 6th Avenue and Alameda Avenue. Crestmoor Park sits in the middle.
The neighborhood was laid out in filings, and the Crestmoor Park Garden Club dates to 1950. Instead of a straight grid, many streets curve, and lots tend to be wide.
What the housing looks like
You’ll find colonial and Tudor two-stories, 1950s ranches, contemporary multi-levels and large new custom houses, often on the same street. Many original houses have been remodeled, popped up or replaced.
The tradeoff is errands. Crestmoor is all houses, so groceries and dinner mean a short drive or a walk to the shops at Holly Street and 3rd Avenue or Cedar Avenue, or a drive to Cherry Creek or Lowry.
Crestmoor at a glance
Residents
Crestmoor doesn’t have its own census count. The city includes it in Hilltop, which has about 9,300 people.
Getting around
There’s no rail station nearby. Monaco Parkway, 6th Avenue Parkway, Quebec Street and Alameda are the main routes, and Cherry Creek North is a short drive west.
Public schools
Carson and Steck elementaries and Hill Campus of Arts and Sciences are close by, and George Washington High is just south of Alameda on Monaco. Boundaries vary by address, so I check the DPS school finder for each house.
Rules to know
Monaco Parkway and 6th Avenue Parkway are city-designated parkways with their own setback rules, and since November 2024 Denver allows accessory dwelling units in all residential zones. I check zoning and permits on the lots around any house you’re considering.

“Crestmoor is where I send buyers who want a big lot on a quiet street, with a park and a neighborhood pool a few blocks away.”

Crestmoor real estate
Crestmoor has original 1950s ranches, remodeled older houses and large new builds on the same streets, and they sell in very different ranges, so a neighborhood average says little. For a specific house I compare it with recent sales of the same kind of home nearby, and for an original ranch I also look at what nearby lots have sold for to builders.

Crestmoor questions I get asked
Is Crestmoor part of Hilltop?
Officially, yes. Denver’s list of 78 neighborhoods counts Crestmoor as part of Hilltop. In listings and in conversation, Crestmoor usually means the area around Crestmoor Park, east of Holly Street. I look at sales on both sides of Holly when I price a house here.
Can I use the Crestmoor pool?
The pool and tennis courts across the street from the park are run by the Crestmoor Community Association and are for members. Crestmoor Park itself, including its tennis courts, is a public city park open to anyone.
Why are there so many new houses next to old ranches?
Many of Crestmoor’s original houses have been remodeled, popped up or torn down and replaced with larger homes. If you buy next to an original ranch, the lot next door could change. I check permits and zoning on the neighboring lots for you.
Nearby neighborhoods
The rest of Hilltop is west across Holly Street. Montclair is north across 6th Avenue, Lowry is east across Quebec, and Virginia Vale is south across Alameda.
