Bow Mar covers 520 acres between Denver and Littleton, and 96 of those acres are water. That ratio tells you most of what you need to know. This is a town organized around a lake, with roughly 300 single-family homes on generous lots, mature landscaping and a quiet that feels much further from the city than twelve miles.
Two Lakes, Two Farmers, One Name
The name is a portmanteau. Bow Mar takes its first syllable from Bowles Lake and its second from Marston Reservoir, the two bodies of water nearby, which were themselves named for Joseph Bowles and John Marston, two farmers who worked this ground long before anyone thought to build houses on it.
The first home went up in 1947, built by developers Lloyd and Eleanor King. Construction ran through the late 1940s and into the 1950s, and the early design language leaned heavily on Frank Lloyd Wright’s prairie style: long, low, horizontal homes on acre lots, with height restrictions holding them to a single story. Bow Mar incorporated as a town in 1958.
One quirk that says a lot about the place: Bow Mar has never had its own post office. Mail comes through neighboring communities, which is part of why plenty of longtime metro residents have no idea it’s a separate municipality at all.
A Town Across Two Counties
Bow Mar is unusual in that it sits in both Arapahoe and Jefferson counties. The 2020 Census counted 853 residents: 587 on the Arapahoe side and 266 on the Jefferson side. For buyers, that split is worth understanding early, because county lines can affect taxes and certain services depending on which side of town a home sits.
The town is served by the South Suburban Park and Recreation District, and community life runs through a set of resident organizations (Bow Mar Owners Inc., the Bow Mar Foundation and the local water and sanitation district) that handle everything from the lake to the infrastructure.
The honest tradeoffs are real. With around 300 homes in the entire town, listings are rare, and Bow Mar sits at the higher end of the Denver-area market. Lake and amenity access runs through the community organizations rather than being automatic, and the covenants that preserved the town’s character also constrain what you can do to a house. Every one of those is worth reviewing carefully before you write an offer. All of them are also the reason the place still looks the way it does.
